FAQs - Frequently Asked Questions
Frequently asked questions and answers that customers often ask when dealing with a sale or rental of a home.
Do I leave the sale of my property for sale or rent exclusively to the real estate agency?
If you sign an exclusivity contract, you are authorizing that only a real estate agency can sell or rent your house, you will not be able to entrust other real estate agencies with the same function.
The advantages of a single real estate agent managing your home is due to the fact that if it is offered to several, sometimes unfair competition arises between them and that they do not choose the optimal client. In addition to the implication, since having several agencies, the incentive is not the same, since there is competition and the effort will not be the same.
If the house is exclusive, the real estate agency invests all its effort in selling or renting it. Keep in mind, that a real estate agent cannot afford to have a paralyzed property.
Ask yourself these questions: How much time will I spend selling my apartment? Do I know the market well and the sales channels? Does the price of my home adjust to the current market? Is it better to go to a real estate professional?
Is the contract drawn up by the realtor?
It is important that a lawyer review it, having a legal department at your disposal for any possible doubt at the contractual level is basic and the contract is always open at the request of the owner.
Who pays the notary fees, registration, …?
The property transfer tax is borne by the buyer, the capital gain corresponds to the seller and the notary expenses are shared between both.
The fees
Selling an apartment is really complicated today, more with the recession that we are currently experiencing. You have to assess the price, have a portfolio of buyers, invest in advertising, filter and organize visits and prepare all the documentation. You have to think that a legal mistake or setback can be a serious problem, are you going to skimp on such an important transaction? You can do it yourself, but you will especially have time. Every month that passes and you don’t sell your property you lose money.
The keys
Trust is basic, exclusivity is an acquired commitment. Selling is complicated, not having the keys can be a setback, and priority will always be given to the homes that have the keys. The visit must be immediate, without loss of time and according to the schedules of potential buyers or tenants.
What is the sale price to mark?
You have to be honest and objective and set a price according to the market and the current situation at the time of the transaction. It is not a question of giving away, but of being honest and indicating the right price. It must also be borne in mind that today prices must be reduced and that every buyer will ask for a discount. That is why you have to come out with an adequate price, partly negotiable, to try to sell the property in the shortest possible time and that the house does not burn in the market.
